My Thesis & Capstone Project identified and evaluated development opportunities for a challenging 67-acre parcel of land in Frisco, Texas with extensive floodplain coverage. The project enabled vertical development, emphasizing creative use and design for green and active lifestyles. The plan included five 1.5-acre retail pads for restaurants, a 5-acre pad for an entertainment/sports venue, and a prime dog park location. The final phase involved constructing, leasing up, and selling two 60,000sqft. office buildings that harmoniously integrated with the land's natural topography. An investment of $18M in development enabled a profit of $26.3M in five years, with an impressive 27% IRR, compared to a $14M profit from selling the land as-is. Demographic data supported the growing demand for entertainment, restaurants, office space, and sports facilities in the area, driven by Frisco's consistent ranking as one of the fastest-growing cities in the nation. -
